In Nepal, there are certain legal procedures that you have to follow for building a house. As well as that, the size and land area determine where you have to get the government approval letter from.

If you are planning a house up to 1000 square feet, you can take approval from your respective Ward Office (Wada Karyalaya). And, if your house is above 1000 sq. Feet, you can take approval from the Metropolitan, Sub-Metropolitan, or Village Development Committee (VDC).

Step 1: Map Designing

After you get the map approval from your ward office or Metropolitan, Sub-Metropolitan, or VDC you can now start the other processes. Subsequently, you have to then publish this notice and paste it on your construction site for 15 days. In addition, for this, you may also need to pay the government tax. This notice has all information about the type of map, the floors, and the number of rooms, windows, and doors in your house.

Moreover, in this notice, you also have to state that if anybody has complaints regarding the construction of this house, they have to register a complaint within 15 days of the notice published.

Step 3: Temporary Permit Letter

Now, the third step will be to receive a temporary permit letter. After you publish the notice and if you don’t get any complaint within 15 days, you can then get a temporary permit letter for building your house.

Following this, you can now start the actual construction. At first, you can start by constructing the pillars. Moreover, this phase also includes constructing the substructure of the house up to the plinth level. Definitely, the pillars and the base follow the design map.
